1) Architectural Study

An architectural study is the first phase in the building design process. Its goal is to transform the investor’s requirements into a clear spatial concept, with a strong focus on their preferences, functionality, and aesthetics in harmony with the surroundings. The result includes floor plans, sections, visualizations, and basic material suggestions, allowing the investor to imagine the future building before moving on to further stages of project documentation.

2) The building intention (Planning and building permit procedure)

The building intention is official documentation submitted as the basis for the unified planning and building permit procedure at the building authority. It ensures compliance with the zoning plan and the Building Act. The documentation has a required format and must include both written and graphical parts, as defined by Decree No. 60/2025 Coll. Compared to the architectural study, it goes further by including a summary report, proof of connections to infrastructure (utilities, roads), technical solutions, and addressing requirements such as fire safety, structural integrity, traffic impact, and the operation of the building.

3) Building project documentation

The building project is a part of the overall project documentation. It describes, both in written and graphical form, the architectural, operational, construction-technical, technological, energy-related, and fire safety solutions of the building. It is prepared for designated (special) buildings or based on a decision issued in the planning and building permit procedure. The documentation includes all necessary materials required for approval by the building authority and ensures full compliance with legal and technical regulations.

4) Execution Project

The execution project is a detailed set of documents used as an exact basis for construction and contractor selection. Its purpose is to prevent construction issues and misunderstandings during the building process. It includes all the necessary details to ensure high-quality execution and provides the foundation for accurate cost estimation.
