0) Investment Study for Development Projects

An investment study (feasibility study) is a key first step in preparing an investment plan. It provides an overview of the essential aspects of a project and helps the investor identify risks early, assess profitability, optimize costs, and make informed decisions before developing detailed project documentation. The study analyzes urban, economic, and legal factors to determine whether the proposed plan is viable. It includes site analysis, market research, and verification of compliance with the zoning plan. This gives the investor important information without the need for detailed drawings such as floor plans or sections. The study compares multiple solution options and recommends the most suitable one. It can also be submitted to the relevant authorities for confirmation of compliance with the valid zoning plan.

Content of the project

  • Urban site plan
  • Massing variants with site plan and schematic floor plans
  • Compliance with the zoning plan
  • Reference projects

1) Architectural Study

The architectural study is the design phase of the project. It finalizes the shape of the building and defines its plans, materials, and appearance. Based on the previous investment study, this phase develops the selected concept of the building, focusing on functionality, the urban surroundings, and architectural quality. Each project is approached individually, so the design reflects the specific needs of the client and the site. It uses space effectively and aims to make the most out of it. A well-prepared study helps avoid problems in later stages of the project and supports cost optimization. Visualizations, floor plans, 3D models, and technical information give the investor a clear idea of the future building. The study becomes a strong foundation for the next stages of the project documentation.

Content of the project

  • Site plan, floor plans, sections
  • Material concept
  • 3D model and visualizations

2) The building intention (Planning and building permit procedure)

The building intention is official documentation submitted as the basis for the unified planning and building permit procedure at the building authority. It ensures compliance with the zoning plan and the Building Act. The documentation has a required format and must include both written and graphical parts, as defined by Decree No. 60/2025 Coll. Compared to the architectural study, it goes further by including a summary report, proof of connections to infrastructure (utilities, roads), technical solutions, and addressing requirements such as fire safety, structural integrity, traffic impact, and the operation of the building.

Content of the project

  • Summary Report
  • Site plan
  • Floor Plans, Sections, Elevations
  • Fire Safety and Structural Engineering Design

3) Building project documentation

The building project is a part of the overall project documentation. It describes, both in written and graphical form, the architectural, operational, construction-technical, technological, energy-related, and fire safety solutions of the building. It is prepared for designated (special) buildings or based on a decision issued in the planning and building permit procedure. The documentation includes all necessary materials required for approval by the building authority and ensures full compliance with legal and technical regulations.

Content of the project

  • General and technical report
  • Site Plan and engineering networks
  • Detailed floor plans, sections, and elevations
  • Technical drawings of necessary building systems (Structural engineering, electrical installations, water, drainage, heating system, ventilation and air-conditioning, fire protection, energy performance assessment)
